2006 International Property Maintenance Code (IMPC) governs the maintenance of existing buildings, with clear and specific requirements for continued use and maintenance of plumbing, mechanical, electrical, and fire-protection systems. The 2006 International Property Maintenance Code provides requirements for continued use and maintenance of plumbing, mechanical, electrical, and fire protection systems in existing residential and nonresidential structures.

The 2006 International Property Maintenance Code:

  • Regulates and governs the conditions and maintenance of all property, buildings and structures.
  • Provides standards for conditions essential to ensure that structures are safe, sanitary and fit for occupation and use.
  • Provides regulations governing the condemnation of buildings and structures unfit for human occupancy and use, and the demolition of such existing structures.

The provisions of the 2006 International Property Maintenance Code apply to all existing residential and nonresidential structures and all existing premises. The provisions constitute minimum requirements and standards for premises, structures, equipment, and facilities for:

  • Light, ventilation, space heating, sanitation, protection from the elements, life safety, safety from fire and other hazards, and for safe and sanitary maintenance.
  • The determination and assignment of responsibility for code compliance amongst the owners, operators and occupants.
  • Regulating the use of existing dwellings through the establishment of occupancy limitations.
  • Code administration, enforcement and penalties.
